💰 Taxes and Rates

All prices include 19% in taxes to make it easier for you to compare with other properties.
There are no additional charges unless clearly specified in advance.

✅ Reservation Confirmation

Your reservation is not confirmed until full payment is received through our official website. Once confirmed, you’ll receive a detailed confirmation email with check-in instructions and welcome information.

Most vacation homes and hotels require full prepayment to confirm the reservation. Some properties may accept a deposit with the balance due prior to arrival or at check-in. However, please note that paying on arrival with a credit card may incur a higher service fee (3.6% + 16% VAT). For this reason, prepaying online is strongly recommended.

💸 Commissions and Fees

• All payments made through the platform are final and secure.

• If you use a credit card or third-party processor, commissions or fees may apply, depending on your method of payment.

• Promotional bookings are non-refundable and cannot be modified.

❌ Cancellation and Refund Policy

For standard bookings:

• Cancellations more than 7 days before check-in: 80% refund.

• Cancellations between 7 and 2 days before check-in: 50% refund.

• Cancellations within 48 hours or no-shows: No refund.

For promotional or discounted rates:

• Non-refundable and non-changeable under any circumstances.

In case of force majeure:

If you’re unable to reach Isla Mujeres due to official ferry suspension or extreme weather, you may reschedule your stay without penalty or receive a credit for a future visit (subject to availability).

• No additional guests or visitors are allowed without prior written authorization.

• Children are welcome, but must be supervised at all times.

• Quiet hours: 10:00 PM to 8:00 AM.

🚭 Smoking

• Smoking is strictly prohibited indoors.

• You may smoke in designated outdoor areas, always using ashtrays.

• Pets are not allowed, unless explicitly authorized in writing prior to arrival.

• If permitted, additional cleaning or damage fees may apply.

🍳 Kitchen Use

• Guests may use the kitchen and appliances freely, but must leave them clean and orderly.

• Cooking with strong odors or that may damage furniture or fabrics is not allowed.

• Please lock all doors and windows when leaving.

• Do not move furniture or alter the layout of the house.

• Any damage will be assessed and charged if necessary.

📸 Commercial Photography

• Photo or video shoots for commercial purposes are not allowed without prior written permission.

• We professionally clean and disinfect the property before every arrival.

• Fresh linens, towels, and basic amenities are provided.

• We prepare a safe, clean, and comfortable environment for you.

• Check-out: By 11:00 AM

• Early check-in or late check-out is subject to availability and may incur an additional fee. Please request in advance.
